A house and land package is when a buyer receives two contracts to cover the purchase of their block of land and the construction of their home under the one process.

The reason there are two contracts is that the buyer is purchasing from two separate entities. A buyer will have contracts for both the land component and the construction component.

Hoot Homes builds across available land lots in the North-West and South-West of Sydney and parts of the Illawarra and South Coast.

As all of our home packages do differ slightly, it is recommended that you check and confirm with your New Home Consultant, exactly what is included as part of your package.

All of our home packages feature our luxury inclusions, and our buyers can also select the perfect façade as well as the exterior and interior colours, fittings and finishes to suit their individual budget, requirements and sense of style.

With Hoot Homes you can customise your desired home and land package by selecting the home design that appeals to you even if it is different to the home listed on the package – this change is subject to approvals. 

Ãs standard you cannot make any structural changes or modifications to the house plans themselves however, certain designs may offer slight modifications*. It is best to discuss this with your Hoot Homes consultant.

From the very start of your new home journey you are encouraged to browse our designs and have a personalised walk-through with one of our expert New Home Consultants. You have the opportunity to also personalise your home through our Canvas Quarter Selections Studio which has a range of home upgrades available to help you such as, designer tapware, stairs, tiling, stairs, kitchen and bathroom accessories, windows and doors, lighting and electrical and much more!

Typically, landscaping is not included in our Home and Land Package pricing. Landscaping is something we can include for you as an extra, during the design and selection step at the start of your home building journey with Hoot Homes.

With our partners at Wisdom Pools and Landscapes, we can offer complete landscape packages, and we can design and implement your landscaping vision as part of the overall build of your new home, depending on your lifestyle requirements and budget.

At Hoot Homes, we offer 3 basic landscaping packages as standard, that our customers can then build on and customise to suit specific wants and needs. Depending on budget and requirements, we can go as far and wide as our clients desire, with the inclusion of both landscaping and a pool.

For detailed information on landscaping inclusions and added extras, please refer to the specific home and land flyer for the home design you have chosen.   

Because of the specifically designed, individual and unique nature of our Home and Land packages, it is not always possible for our Hoot Homes Displays to include a home for you to tour that is going to meet the exact specifications of the package you have chosen.

However, we have a variety of Display Homes that are open to the public to view – and while these homes may not be an exact replica of the home you are going to build, often they will include similar floorplans, colour schemes, fittings and finishes to those that you have chosen and are an excellent indication of what your finished home will look and feel like.

When buying a home and land package, costs such as stamp duty and registration fees are not included in the price.
As a buyer, you will also need to appoint a legal representative to coordinate with the developer and the builder to ensure council and regulatory requirements are met as required.

Once your new home has been built, you will need to make arrangements for the standard home connections, such as power, water, gas and internet.

As a homeowner you are responsible for contacting utility providers, including electricity and telephone providers, to set up your home account and arrange a connection.

Yes. With Hoot Homes you are required to pay a $2,000 deposit to secure your house and land package.

Once the deposit has been paid and cleared, Hoot Homes will issue a Land Contract to your nominated solicitor or conveyancer and mortgage broker (if you have one).

At this time a Building Agreement and Contract Plans will be provided for you to sign at our Head Office with your Tender Presenter, at which point you will be required to pay a 10% deposit (less your initial $2,000 deposit) to finalise your agreement and have your home and land package removed from the “For Sale” market.

Prior to commencing the construction of your new home, the settlement of your Land Lot needs to be finalised.

Once a settlement date is confirmed, you will need to notify your Hoot Homes New Home Consultant, so they are prepared for your land settlement and the following steps in the journey.

Council Approval for your Development Application will also need to be received.

The time for each new home build varies depending on your specific block, chosen home design any modifications to the plans, landscaping requirements, specific council and required approvals.
